The Second Selling Season Is Coming In Colorado

Hi I'm Dan Polimino from ColoradoDreamHouse.com and this week's market update for the week of August 16th. Alright, I don't know where-what it's like in your neck of the woods. I'm from the East Coast and I know the kid usually starts school right after Labor Day, that mean September.

But in Colorado, kids have already started school and over the next three to four weeks, various school districts will follow soon. So what does that mean for Real Estate? That means it's going to get slow for the next four weeks. If you're a seller, I would expect a reduced number of show-ins, reduced number of offers. And if you're a realtor, the phones may be quite for the next four weeks or so. And it slows down really from August 15 until September 15th. Once the kids are back in school and parents are back into their normal routing, then, real estate will pick up again. And then, we have what I call the second selling season in Colorado. The best time to sell a home in Colorado is April 1st through July 31st. The second best time to sell a home is September 15th through November 15th. So you can take the next four weeks and kind of gear up for the second selling season.

What does this mean for buyers? Listen, if you're a buyer, I think this is an opportunity. If you're not wrapped out in the whole kid back to school thing, then maybe you should get out and take a look at some homes and even make-maybe consider making an offer. Listen, there's going to be far less competition out there over the next few weeks. It's going to be far less people in the market, so this might be a chance for you to pick up the home that you really want.
